Rent: It is your responsibility to pay the rent on time. We offer a tenant portal for you to pay your rent online. Please see more here. The rent is due on the first day of the month and late after the fifth day. The late fee is 10% of the rent amount and due in full at the time the rent becomes late. You can pay rent online, drop off rent at the office, mail it or put it through the mail slot. Please make your check payable to Cantey and Company and mail it to 3300 Harrison Road Columbia, SC 29204. After business hours, you may put checks and money orders through the mail slot beside the front door.

Lease Term: You are responsible for the full term of the lease. At the end of your lease, a thirty-day written notice to vacate must be received by the landlord before the first day of the month you are moving out.*No mid-month move-outs.*

Repairs and Emergencies: During business hours, please call the office to report all repairs. After hours, please call the emergency line, 803-673-6435, if the problem cannot wait until the next business day. An emergency involves direct danger to you or the property. This can include but is not limited to, a plumbing leak or heating and air conditioning problems. When you call the emergency line, please leave a message with the emergency, your name, address and phone number and someone will get back to you. If your emergency requires the police, fire department or the ambulance, please call 911.

Lockouts: If a tenant is locked out of his or her residence during regular office hours tenants may come to the office to get a key. If we bring a key during office hours, the charge is $25.00. After hours and on weekends, tenants may contact a locksmith and pay for those services. Any damage to the residence caused by the tenant or the locksmith is the responsibility of the tenant and the tenant must pay for it accordingly.
